1. General provisions

This Privacy Policy explains how AM Estate ("we", "us", the "Company"), a real estate agency operating in Batumi, Georgia, collects, uses, stores and protects the personal data of visitors to the amestate.ge website (the "Site") and of people who submit an enquiry through it (the "Client", "you").

By submitting a form on the Site or otherwise providing us with your contact details, you confirm that you have read this Policy and agree to the processing of your personal data on the terms described below.

2. What data we collect

We only collect the data that is necessary to process a property enquiry and get in touch with you:

  • Name, provided in the "Leave a request" / "Get in touch" form;
  • Phone number, provided in the same form;
  • The message you write, and which property or catalog page you sent it from;
  • Your language preference (Russian/English), stored in a technical cookie so the Site remembers which language to show you;
  • Standard technical data automatically recorded by any web server: IP address, browser type, device type, pages visited and time of visit.

We do not ask for your date of birth, passport data, payment card details or any other sensitive information through the Site — such details, if ever needed for a transaction, are only collected offline, directly by our agents.

3. Why we process your data

We use the data you provide solely to:

  • contact you back regarding the property or enquiry you are interested in;
  • send you relevant offers and property options at your request;
  • keep basic internal records of enquiries so our managers don't lose track of a request;
  • improve the Site and understand which pages are useful to visitors (using only our own server logs — see Section 5).

We do not use your data for automated decision-making, profiling, or any purpose unrelated to your enquiry.

4. Cookies

The Site uses one functional cookie that remembers your selected language for one year. We do not currently use Google Analytics, Yandex Metrika, advertising pixels or any other third-party tracking or analytics scripts. If this changes in the future, this Policy will be updated accordingly before such tools are enabled.

5. Data storage and security

Enquiry data (name, phone, message) is stored in our database on the hosting infrastructure that serves the Site, and is accessible only to authorised AM Estate staff through a password-protected admin panel. New enquiries are additionally forwarded to our managers via Telegram, so that requests are answered quickly — this is an internal notification channel, not a public one.

We take reasonable technical and organisational measures to protect your data from unauthorised access, loss or disclosure. No method of transmission over the Internet is 100% secure, but we aim to follow current best practice for a site of this size.

6. Sharing data with third parties

We do not sell, rent or otherwise disclose your personal data to third parties for marketing purposes.

Data may only be shared in the following limited cases:

  • If you choose to contact us via WhatsApp or Telegram, your message and the data you enter are additionally subject to the privacy policy of that messaging service, since the conversation takes place on their platform;
  • With our hosting provider, strictly as a technical processor storing the Site's data on our behalf;
  • If required to do so by applicable law or a lawful request from a government authority.

7. Data retention

We keep enquiry data for as long as reasonably needed to handle your request and maintain a record of communication with you, and delete or anonymise it once it is no longer needed for these purposes, unless a longer retention period is required by law.

8. Your rights

You may, at any time, ask us to:

  • confirm whether we hold any personal data about you and provide a copy of it;
  • correct inaccurate data;
  • delete your data from our systems ("right to be forgotten"), unless we are legally required to keep it;
  • withdraw your consent to being contacted by us.

9. Children's data

The Site is intended for adults looking to buy or rent property, and is not directed at children. We do not knowingly collect personal data from minors.
